The Home Loan Process

Buying a home is one of life’s biggest milestones, and understanding what happens along the way can make the experience far less daunting.

1. Understanding your financial position 
The first step is to get a clear picture of where you stand. 
Your broker will take the time to understand your income, expenses, assets, and any existing debts to calculate how much you can comfortably borrow. 
From there, we explore a range of loan options, estimate your repayments and costs, and present the solutions best aligned with your goals. 

2. Securing a pre-approval 
Before you begin your property search, it’s important to secure a pre-approval. 
Pre-approval confirms your borrowing capacity and gives you confidence when making an offer. It can also strengthen your position with sellers, as it shows you’re ready and able to buy when the right property appears. 

3. Finding the right property 
Once pre-approved, you can begin your search knowing exactly what your budget allows. 
Take time to research locations, growth potential, nearby infrastructure, and recent sales data. If needed, we can help you access property reports or connect you with a trusted buyer’s agent to assist with negotiation. 

4. Reviewing the contract and making an offer 
When you’ve found the right property, your solicitor or conveyancer will review the contract of sale to ensure everything is in order. 
They’ll confirm the terms and conditions, check rates and taxes, and make sure the property has no outstanding issues. 
Once both parties sign the contract, the sale becomes binding—either unconditionally or subject to conditions such as finance or building inspections. 

5. Paying the deposit and exchanging contracts 
After signing, you’ll pay the deposit, usually from your savings. 
If funds are tied up or you’re waiting on settlement, a deposit bond may be used instead. 
From here, the period between exchange and settlement typically runs for six to eight weeks, depending on your state. 

6. Finalising your loan 
Before settlement, your broker will ensure the loan structure and lender are still the most competitive options available. 
A property valuation will confirm the purchase price is suitable security for the loan, and once approved, the lender will issue your formal loan documents for signing. 

7. Settlement 
Your solicitor coordinates with the lender and the seller to finalise settlement. 
They’ll confirm the remaining funds, ensure all fees and stamp duty are paid, and arrange for the property title to transfer to your name. 
Once settlement is complete, you officially become the legal owner of your new home. 

8. Ongoing support 
Your relationship with us doesn’t end when the loan settles.
