Sergio founded Brokerage & Co believing people deserved more than transactional finance. As FBAA State President for SA and NT, he also works to raise industry standards.
Building new is exciting, right up until the finance gets complicated. A build loan doesn't behave like a normal one: the money comes out in stages as each part of the build is finished, valuations happen along the way, and the timeline stretches well past a standard purchase. Miss a step and your builder's left waiting.
We handle build loans day in, day out. We line up the right lender, set the loan up to release funds smoothly at every stage, and stay across the paperwork so the build keeps moving and you're not chasing anyone.
From the slab to the keys, we're in your corner to keep the finance in step with the bricks.
How do construction loan progress payments work?
The lender releases funds in stages, typically slab, frame, lock-up, fit-out and completion, paying the builder as each stage is verified. You generally pay interest only on what has been drawn.
Do first home buyer grants apply to new builds?
South Australia's first home buyer support is strongest on new homes, including grants and stamp duty relief for eligible buyers. Criteria change, so we check what applies at the time.
What deposit do I need to build?
It depends on the land, the contract and the lender, and valuations that lag the contract price are the common surprise. We give you the honest number early and watch the paperwork so the build keeps moving.

What can go wrong with build finance?
The common ones: valuations that lag the contract price, delays that outrun approval windows, and variations that blow past the loan amount. All manageable with the right lender and someone watching the paperwork, which is our job.
What does your service cost?
Nothing. Some brokers charge for their advice; we expressly do not. Lenders pay us on settlement, disclosed up front.
