The Brokerage & Co broker team at the Kent Town head office

Different by design

What Brokerage & Co does differently

There’s no shortage of mortgage brokers in Adelaide, and they work in different ways. We built Brokerage & Co to prioritise relationships. We’re small enough that the broker you meet is the broker who runs your file from first chat to settlement, and structured enough that a team of qualified brokers, each with a real specialty, is supported by a credit team engine that can’t be matched by independents.

If you’re comparing brokers right now or searching for the best mortgage broker Adelaide has to offer, our honest suggestion is to weigh each one on three things: the strength of their client support, their strategic and specialised approach and whether their clients still hear from them after settlement. The rest of this page answers all three for us. For the questions worth putting to any broker you meet, read our guide on the 6 questions to ask your mortgage broker.

“Never a file number, but a client for life, from the very first conversation.”

Sergio Stefano, CEO
  • Your broker throughout the first conversation to settlement, and beyond
  • Advice at no cost to you, ever: we are paid by the lender, and we disclose it
  • Specialist brokers with extensive knowledge of the finance market and the nuances around specialist circumstances, including first home buyers, self-employed, trades, medical professionals, investment and commercial
  • Quarterly home loan health checks for the life of the loan

The part most people ask first

Our advice costs you nothing

Some Adelaide brokers now charge an advice or engagement fee before they will look at your situation. We expressly do not, and we never have. When your loan settles, the lender pays us a commission. We always work in your best interest, with a focus on education, transparency and getting the structure right.

That is not a promotion or a limited offer. It is how the business has worked since day 1, because we think advice you have to pay for before you can judge it is a poor way to start a relationship built on trust. Ask us anything, as often as you like. The bill never comes.

The panel

What 50+ lenders means for you

Every broker mentions their lender panel. Few explain why it matters. Here is the plain-English version: lenders do not assess you the same way. One lender might read a nurse’s shift allowances as full income while another discounts them. One is comfortable with a 2-year-old ABN, another wants 3 years of returns. One values an apartment in Norwood generously, another applies a haircut to the same property.

A narrow panel means your application gets shaped to fit whichever lenders the broker happens to hold. A panel of more than 50 lenders, majors, second-tier banks, credit unions and specialist non-bank lenders, means the search works the other way around: we find the lenders whose policy already fits your strategy, then compare what they offer. Same borrower, different outcomes, which is also why any online estimate, including our own borrowing power calculator, is a guide rather than a verdict.

What we sort

Every kind of lending, under one roof

Home loans are the heart of it, but they are rarely the whole picture. These are the loan categories Adelaide clients bring to us most, each with its own specialist on the team.

How it works

4 steps, start to settled

01

Book a conversation

Call, send an enquiry or drop into the Kent Town office. The first chat costs nothing and carries no obligation: it is simply the 2 of us working out where you stand and what you are trying to do, whether that is a first home, a refinance or the next investment property.

02

We scope the right structure

We look at your income, deposit, debts and goals, then compare options across the panel. You get the choices explained in plain English, with the trade-offs of each spelled out: fixed against variable, offset against redraw, loan splits, guarantor options. You decide, informed.

03

We run the paperwork

Application, supporting documents, valuations, lender follow-ups: we handle the lot and keep the file moving. You are never left wondering what is happening, because we tell you where things sit at every stage rather than waiting for you to chase us.

04

Settlement, then aftercare

We coordinate with your conveyancer through to settlement day, and that is where most brokers stop. We do not. We review your loan regularly, go back to the lender on your behalf when your position deserves a sharper look, and stay your first call for whatever comes next.

Kent Town, Adelaide

Why locals choose us

Our office sits at 15 Fullarton Road in Kent Town, a few minutes from the CBD and around the corner from the Norwood Parade. Many of our clients come from the eastern suburbs, Norwood, St Peters, Kensington, Burnside and surrounds, though we work with clients across all of Adelaide, South Australia and expanding fast across the country.

Being local matters more in lending than people expect. Knowing how valuers treat a character cottage in Maylands against a new build in Mount Barker, which SA grants and stamp duty concessions a first home buyer may be eligible for, and what settlement timelines look like with Adelaide conveyancers. You can read more about how we work on our about page.

Meet your brokers

Brokers who care long after settlement

Our brokers genuinely love finance. But what they care about most is being there for clients long after the loan settles. That’s the common thread across the whole team, and it runs deep.

Mortgage broker questions, answered

How much does a mortgage broker cost in Adelaide?

Some brokers charge a fee for their advice. Brokerage & Co expressly does not. Our service costs you nothing: we are paid a commission by the lender once your loan settles, and we disclose that commission to you in writing before you commit to anything. You get the comparison, the advice and the paperwork without ever receiving a bill from us.

Why use a mortgage broker instead of going straight to my bank?

Your bank can only offer its own products, and it is under no obligation to tell you when a competitor would suit you better. A broker compares options across a whole panel of lenders, more than 50 in our case, and is bound by a legal best interests duty to act in your interest, not the lender’s. You also deal with 1 person who knows your file from start to finish, rather than a call centre queue.

How many lenders do you compare?

Our panel covers more than 50 lenders: the major banks, second-tier and regional banks, credit unions and specialist non-bank lenders. Breadth matters because every lender assesses income, deposits and property types differently, so the right fit depends on your circumstances rather than on 1 brand’s rulebook. We're also part of a small group of brokers who've earned Elite status with our lenders, which means faster turnaround times and priority handling for your loan.

How long does the home loan process take?

It varies with the lender, the loan type and the complexity of your situation, so we never promise a timeframe we cannot control. Straightforward salaried applications tend to move faster, while self-employed and construction loans usually take longer. What we do control, we keep tight: we respond promptly, prepare your file so it is right the first time, and chase the lender so you always know exactly where things sit.

Do you handle self-employed borrowers?

Yes, and it is one of our strongest areas. ABN income, lumpy cash flow and alt-doc lending are familiar territories. We know which lenders read self-employed income sensibly and how to present your figures, so they settle properly.

What areas do you service?

We're a national brokerage with head office based at 15 Fullarton Road, Kent Town, a few minutes from the Adelaide CBD and the Norwood Parade. Our office is open to client visits but equally well set-up for video calls, whichever suits you best.
